When Lenders Lose Sight of Their Collateral

It was a dark and stormy night. Given that we’re going to be sharing a scary story with you, that seems like an appropriate way to start our story. Of course, that’s not how the real story started. In the beginning, an experienced lender met with a business borrower. They were perfect for each other. All of the stars were aligned, and the loan application moved smoothly through the underwriting process. The business needed some new equipment. The lender needed another deal. It was a great match, until it wasn’t. A tough business environment led to a delinquent loan, which was fast approaching default. This is where the story gets scary. Every equipment finance transaction begins with a clear understanding of the collateral being financed. The equipment has value. It generates revenue for the borrower. It serves as security for the lender. At the moment the transaction closes, everyone knows where the asset is, what condition it is in, and how it is expected to be used. The challenge is what happens next. Months and years after funding, many lenders discover they have less visibility into their collateral than they would like. In some cases, that lack of visibility creates significant risk.

Equipment Doesn't Sit Still

Unlike real estate, equipment moves. Construction equipment may shift between job sites. Manufacturing assets may be relocated during facility consolidations. Medical equipment may be transferred between locations. Vehicles and specialized assets may change operating environments multiple times throughout their useful lives. Most of these changes are legitimate. The problem is that lenders are not always informed when they occur. As a result, portfolio records may no longer reflect reality. An asset may appear to be operating in one location while actually residing somewhere else entirely. When issues arise, the lender may discover the discrepancy far too late. What this can do to the lender’s loss severity is, well, scary.

Small Visibility Problems Become Large Recovery Problems

A lender's ability to recover value from collateral depends heavily on what they know before a problem occurs. When visibility decreases, risk increases. Questions that seem minor during normal operations become critically important during collections, restructuring, or recovery efforts. Is the asset still operational? Is it located where records indicate? Has it been maintained? Has ownership changed? Has the borrower's business situation deteriorated? Without reliable answers, recovery efforts become more expensive, time-consuming, and uncertain. This is a big part of what we do for our lender clients, and it’s not that hard to mitigate this risk.

Asset Visibility Is a Risk Management Function

Many lenders view inspections as a response to a problem. The most effective lenders view them as a way to prevent problems. Regular asset verification creates opportunities to identify concerns before they become losses. It helps lenders maintain accurate records. It supports stronger portfolio oversight. Most importantly, it provides confidence that the collateral securing the transaction remains where it should be and in the condition expected. Asset verification is not simply a collections tool. It is a portfolio management tool. Organizations that maintain better visibility over their assets are better positioned to manage risk, protect collateral value, and respond effectively when challenges emerge. NCCI Services helps equipment finance companies maintain confidence in their collateral through asset verification, field inspections, and portfolio support services delivered through a nationwide network of experienced field representatives.
