Don’t Wait for the Commercial Loan to Miss a Payment Before You Look at the Property

Commercial real estate lenders have plenty of reasons to watch their portfolios closely right now.

KBRA reported that the delinquency rate among the $344 billion of private-label commercial mortgage-backed securities it tracks increased to 7.7% in September 2026.

About $1.6 billion in loans were newly added to the firm’s broader distress category during the month, with nearly three-quarters of that balance involving actual or imminent maturity defaults. Office properties accounted for nearly half of the newly distressed loans.

But another recent statistic may be even more important for lenders trying to manage what comes next. CRED iQ found that 51% of office loans transferred to special servicing during the past year were still current when they were transferred.

In other words, lenders and servicers often knew there was a problem before the borrower actually missed a payment.

That creates an opportunity.

The property may know before the payment system does

Loan performance data tells lenders something extremely important: whether the borrower is making payments.

It doesn’t necessarily tell them what’s happening at the property securing the loan.

As a difficult maturity approaches, that distinction becomes increasingly important. A borrower may remain current even while occupancy declines, tenants leave, maintenance is deferred, or activity at the property changes substantially. By the time those problems finally appear as a missed payment, the lender may have lost valuable time.

Technology can help identify which properties deserve additional attention. Portfolio analytics can flag approaching maturities, deteriorating financial performance, and other risk indicators.

The next step should be gathering better information.

A targeted field inspection can provide an independent look at the physical asset behind the spreadsheet. Is the property occupied? Does there appear to be normal business activity? Is the building being maintained? Are there visible signs that conditions have changed since the lender last evaluated the property?

No inspection can determine whether a borrower will ultimately refinance or repay a loan. And field intelligence should not replace financial analysis, borrower communication, or professional appraisal.

But it should be used more often as another source of evidence.

That evidence can be particularly valuable when a lender is deciding whether to extend a maturity, restructure a loan, prepare for a workout, or simply investigate a property that portfolio analytics have identified as higher risk.

The goal isn’t to inspect every commercial property continuously. It’s to use intelligence to determine which properties deserve another look, and to take that look while there are still options available.
