Occupancy and Property Condition Reports

An Occupancy Certification confirms whether a property is occupied and, if so by whom. A Property Condition Report documents the property's exterior with photos.

Who Needs This

Mortgage servicers, lenders, insurers, investors and property owners.

How It Works

  1. The client orders with the property address.
  2. A professional visits the property and looks for signs of occupancy and, where appropriate, speaks with the occupant or neighbors.
  3. The property condition is documented with photos.
  4. A certification form or report is completed.

What You Receive

An occupancy status, GPS date-time stamped photos, supporting observations, and any completed certification documentation.

What NCCI does not do

NCCI reports occupancy and condition. We do not counsel, negotiate, or give advice.

Frequently Asked Questions

How is occupancy determined?

By observation and, where allowed, conversation. Lights, vehicles, mail, visible utilities, and statements from the occupant or neighbors.

Is this the same as an appraisal?

No. A condition report documents what is visible. It is not a valuation.
