Reverse Mortgage (HECM) Occupancy Verification

NCCI Services documents whether a reverse mortgage property is occupied and what condition it is in, with GEO-stamped and date-time stamped photos delivered in a report.

Who Needs This

Reverse mortgage servicers, subservicers and lenders that need to follow up on unreturned occupancy certifications, document signs of occupancy, or check on the condition of a property.

How It Works

  1. The client sends the property and the checks it needs.
  2. NCCI arranges for a screened, professional representative to visit the property.
  3. The representative documents the visible condition and any signs of occupancy, with GEO-stamped, date-time stamped photos.
  4. If someone is home, the representative delivers the client's approved letter and messaging. If the client requests it, the representative also obtains and returns a completed occupancy certification form.
  5. The report is delivered through NCCI's client portal or the client's system.

What You Receive

A report with the date and time, GPS location, photos, the contact outcome, and any occupant statements.

What NCCI does not do

Representatives do not explain loan terms, counsel borrowers, or give advice. They do not accept payment or request financial information. NCCI documents what it observes. The client decides what the findings mean. All borrower questions are directed to the client.
